APARTMENT/STUDIO FOR WORKING ARTIST OR WRITER AVAILABLE IN PROVINCETOWN FEBRUARY 1
In 2006, the Fine Arts Work Center added five new live/work spaces to its facilities and initiated a Long-Term Residency Program at Meadow Road in Provincetown's West End. These units offer an opportunity for working writers and visual artists to live and work in affordable residences owned by the Work Center. The program is designed for income-eligible households who wish to live and work in Provincetown on a year-round basis.
One of these units will become available for year-round occupancy on February 1, 2014. If you are interested in this space, and are a working writer or visual artist, please read the following information and, if you are eligible, complete and return the attached form as soon as possible but no later than Friday, December 20, 2013. Submission of the form indicates only a preliminary interest and not a commitment.
Eligibility Requirements: The Long-Term Residency Program is available to working writers and/or visual artists; preference will be given to writers and artists with a previous affiliation with the Fine Arts Work Center, but such an affiliation is not a prerequisite. To be eligible, program participants must come within income limits, be willing to make Provincetown their full-time year-round residence, and continue to pursue their art or writing. You may live in the unit with someone else, but your unit may not be subleased or assigned in any manner and the combined household income must be within the income limits. A one-year lease agreement will be signed, with the possibility by mutual agreement of up to two one-year renewals.
Annual income limits, determined by federal guidelines, are $39,260 for a single-person household, $44,850 for a two-person household. These limits apply (a) to your gross annual income unless you are self-employed, in which case they apply to your net annual income; and (b) to your projected income for the year starting January 1, 2014, not your current income.
The FAWC Apartments at Meadow Road: FAWC owns five one-bedroom residences, each with separate studio spaces, at Meadow Road. Each residence is approximately 625 square feet, and the separate workspace is another 312 square feet. These five units are part of a neighborhood of 39 homes including both market rate and affordable homes near West Vine Street, off Bradford Street Extension in the West End. All of the FAWC live/work spaces at Meadow Road are multi-level and each offers parking for one car. Each home has pine flooring. Kitchens have craftsman-style birch cabinets and stainless steel appliances with gas cooking. They also have washer/dryer hook-ups. Rent for the unit will be $768 per month, plus telephone and electricity. FAWC pays heat, water and common charges. All applicants will be required to demonstrate income eligibility in accordance with applicable regulations.
Application Process: We will send an application form on Monday, December 23, 2013, to all persons who have submitted an indication of interest by the deadline of December 20, 2013. The primary purpose of the application form is to determine income eligibility. If you are still interested, you will be required to submit a completed application form by Friday, January 17, 2014. This is a postmark deadline.
All applications will be carefully reviewed and one applicant will be invited to commence a required third-party income verification process; up to 4 more applications will be rank-ordered and held in the event the first-place applicant withdraws or fails to satisfy the income criteria. In that case the runners up will be invited in rank order to initiate income verification.
